Executive Summary
Traditional horizontal redevelopment models fail in historic, hyper-dense zones due to prohibitive land acquisition costs and socio-economic displacement. This proposal presents an alternate system architecture: a self-sustaining Vertical Expansion Loop initiated entirely on existing government land footprints.
The Four-Stage Core Loop
1. The Seed Block Initiative
Redevelopment initiates on a single, government-owned 36-acre footprint within Old Dhaka, completely bypassing upfront land-acquisition expenditures and legal gridlocks.
2. Vertical Multiplier Construction
A high-density, 50-to-100-story mixed-use mega-structure is engineered on the seed site, strictly leveraging modern high-performance vertical infrastructure and smart city safety frameworks.
3. Modular "Lego-Style" Absorption
Instead of displacement, local residents and commercial entities from surrounding dilapidated 2-to-6-story private buildings are systematically migrated into the completed vertical core.
4. Self-Sustaining Chain Reaction
The horizontal land footprint freed by this migration is cleared to host the next vertical phase. This continuous loop systematically reclaims and modernizes 1,400 to 1,800 acres of urban sprawl.
